How to Prevent Water Damage: Common Causes and Tips

Water damage can feel like it comes out of nowhere, but most of the time there are warning signs, and many causes are completely preventable. Here's what to watch for and what you can do about it.

Clogged Gutters and Downspouts

When gutters back up, rainwater has nowhere to go but down, and that often means into your foundation, walls, or attic. Clean your gutters twice a year, in the spring and fall, and make sure your downspouts are directing water at least three to four feet away from the house.

Burst or Leaking Pipes

Old pipes and sudden temperature drops are a bad combination. Insulate any exposed pipes before winter, check under sinks regularly for slow drips, and consider a leak detection device for extra peace of mind. Most importantly, know where your main water shut-off valve is before you ever need it.

Failing Appliances

Washing machines, dishwashers, refrigerators, and water heaters all have hoses and valves that wear out over time. Replace rubber appliance hoses every five years and put a drain pan under your water heater to catch any slow leaks before they become a bigger problem.

Poor Yard Grading

If the ground around your home slopes toward the foundation, rain will pool right where you don't want it. Regrading the soil so water flows away from the house, or installing a French drain, can make a big difference in keeping your basement and foundation dry.

Roof Leaks

A few damaged shingles or worn flashing can quietly let water into your attic for months before you notice. Have your roof inspected regularly and fix any issues right away. Keep attic vents clear so moisture doesn't get trapped up there.
